More wall, and what that does to a price

Heswall runs down a hill towards the Dee and the housing is substantial: large detached properties on generous plots, long elevations, high gables and a lot of exterior timber. There is simply more surface per house here than anywhere else on the Wirral.

For an exterior repaint that is the whole quote. It is priced on area and access, and both of those are bigger here. Inside, the rooms and ceiling heights are larger too, so a whole house repaint is measured in weeks rather than days and is usually phased round the people living in it.

The slope, and why access is its own line

A sloping plot changes external work more than people expect. Scaffold or a tower has to be built off a level base, and where the ground falls away from a gable the lift that costs nothing on a flat plot becomes a design. Getting ladders, boards and tins to the back of a house that sits above its own driveway is labour.

It is worth seeing access broken out as its own line rather than buried in a rate. A quote for a hillside house that has only been round the front has not been quoted yet.

West facing elevations and the fade nobody plans for

The west facing side of a Heswall house takes afternoon sun off the estuary and weather off it in winter, which is a punishing combination for a coloured finish. Strong colours and dark colours fade there first, and they fade unevenly, so the west gable stops matching the rest of the house two or three years before the coating has actually failed.

That is worth knowing at colour choice rather than at the next repaint. It is one of the few places where the honest advice is to choose a lighter or less saturated colour than you want.

Conservatories, garden rooms and the things added later

A lot of these houses have had something added: a conservatory, a garden room, a converted garage. Those are often a different substrate from the house, frequently uPVC or a modern board, and they take a different product.

Painting them the same colour does not mean painting them the same way, and a quote that treats the whole exterior as one surface has not looked at it closely enough.

Questions from Heswall

Is scaffolding included?

It is in the quote, and on a sloping plot it is worth seeing it as its own line rather than buried in a rate, because the slope is exactly what changes it. A quote that has only been round the front of a hillside house has not been quoted yet.

Will a dark colour fade on the west side?

Faster than on the other three, yes, and unevenly, so the gable stops matching before the coating has actually failed. It is one of the few places where the honest advice is to go lighter or less saturated than you first wanted.

Can you paint a conservatory the same colour as the house?

The colour yes, the method no. Conservatories and modern additions are usually uPVC or a board rather than render or timber, and they need a different preparation and a different product. Same colour, different job, and it should be priced as one.

Twelve towns across the peninsula. What decides a decorating job here is what the last coat was, how old it is and which way the wall faces, and that is genuinely different in Meols from how it is in Bebington.

A photo of the worst wall is more useful than a description of all of them, and it is usually enough for a first answer.
