Commercial painting

The price is access, not square metres

A commercial decorating job is rarely decided by how much wall there is. It is decided by when you can get to it, what has to keep working while you do, and what has to be protected rather than painted. An office with two hundred square metres of plain wall and no access until seven in the evening is a more expensive job than a house with the same area.

So the three questions that actually set the price are these. When can we work, and does that mean evenings, weekends or a shutdown. What has to stay usable throughout, which for a communal stairwell means always. And what is in the space that has to be masked, moved or worked around, because in a working office that is usually most of it.

Materials follow from that. Water based and low odour finishes are the normal answer in an occupied building because the space has to be usable the next morning, and they need specifying up front rather than being whatever is on the van. Where a floor cannot be closed, fast drying is worth more than hard wearing. Often asked about alongside fence and garden painting, painting prices and interior painting.

When you can work

Evenings, weekends or a shutdown. This moves a commercial price more than anything else.

What stays in use

A communal stairwell is always in use. That means working in sections and leaving it safe every night.

What the space can tolerate

Low odour and fast drying beat hard wearing where the room has to be usable in the morning.

What this job looks like

The slots below are placeholders. The pictures elsewhere on this site are example images of the kind of work described, each one labelled as such, and they are not photographs of our own jobs. Nothing here is borrowed from anybody else's. Our own photographs go in as jobs are finished and customers are happy for us to use them.

Why people use us

Quoted so you can plan round it

Access, protection and making good shown separately from the painting, because those are the lines that affect your business.

  • Out of hours and weekend working where the space needs it
  • Low odour and water based materials specified, not defaulted
  • Stairwells and routes kept usable and safe overnight
  • Making good agreed before the work rather than argued after it

Frequently asked questions

Commercial painting: the questions people ask

The ones that come up most. If yours is not here, ring and ask.

Can you work outside our opening hours?

Usually that is how it has to be done and it is priced in rather than added on. Settling access at the quote is the single most useful thing you can do, because it is what moves the number.

Will the smell stop people working?

Not with the right materials. Water based and low odour finishes are the normal choice in an occupied building and they have come a long way. It does mean specifying them up front.

Can you paint a communal stairwell without closing it?

Yes, in sections, leaving a safe route every night. It takes longer than closing it would and that is in the price, which is almost always better than the alternative for the people living or working there.

Do you do shopfronts?

Yes, and they are usually an overnight job for the same reason. A shopfront is also often sprayed rather than brushed, because the finish is on display at eye level all day.

Tell us the access and the deadline

When we can work and when you need it finished sets the price more than the area does.

About Wirral Painting

How the work is actually organised

Wirral Painting takes the job as main contractor and puts the labour on it. One person quotes it, one person is answerable for it, and you are not chasing three numbers to find out who is turning up on Tuesday.

It is worth saying plainly rather than implying a van and a family name. What you get is a written scope with the preparation itemised, a date, and somebody whose problem it is if the date moves.

What we will tell you we are not

Damp treatment, plastering and joinery are other trades. All three turn up constantly in decorating enquiries, because a decorator is usually the first person to see the problem.

A damp patch that keeps returning, a wall that needs replastering rather than filling, a rotten cill under a window you want painted: we will tell you that is what you are looking at rather than put a coat over it and take the money.

No photographs of our work, and why the site says so

There are no job photographs on this site. The slots are placeholders and they are labelled as placeholders. Nothing here is a stock picture presented as a job and nothing is borrowed from another company.

Real photographs go in as jobs are finished and customers are happy for us to use them, and not before. The same goes for anything that looks like a customer quote. There is a section built and ready for them, switched off, and it stays that way until there are real ones with permission attached.

Get in touch

Tell us which rooms, or which elevations, and roughly what state they are in. A photograph on the form answers most of the preparation questions before anybody rings you back.
